What Changes in a Deck Rebuild
The visible change is the surface: new boards, new railings, new stairs. The change that matters more is underneath. A rebuild replaces rotted posts and joists, sets footings to the right depth, reattaches the ledger to the house with proper flashing and hardware, and brings stairs and guardrails up to current code. That is why a rebuilt deck feels solid underfoot where the old one bounced.
On sloped lots the layout often changes too. A single high deck can become two levels that step down the hill, which shortens the posts and makes the yard below usable. See multi-level decks for how that works.
Repair or Replace: How We Decide
We start by probing the frame. If the posts, joists and ledger are sound, replacing the boards and railings is usually enough, and that is a deck repair. If the structure has failed, new boards on top only hide the problem, and the honest answer is removal and a new build. You get that assessment in writing before you decide anything.
